Zayan's Declining Balance Program Poised to Replace the Master Lease Structure

Until recently, the Master Lease Structure has been the sole financing option for Islamic institutional and high net worth investors investing in US commercial real estate. Due to a lack of alternatives, Shari'ah compliant investors have utilized the Master Lease structure, despite its being only partially Shari'ah compliant and costly. Zayan Finance, LLC ("Zayan") has recently introduced an end-to-end Shari'ah compliant commercial real estate financing product designed to replace the Master Lease structure for Islamic investors. The product, which is based on the Diminishing Musharakah model of Islamic finance, provides investors a completely transparent structure, end-to-end Shari'ah compliance, continued Shari'ah cover through Zayan's Servicing, and a marked decrease in transaction costs
